What does S2 Land Development do?

S2 Land Development is a privately held, Dallas-based land developer. Founded in 2021, we obtain land, develop master-planned communities, and deliver finished lots to quality homebuilders across North Texas.

Where does S2 Land Development build?

Our communities are located throughout the growing North Texas region, in cities such as Melissa, Princeton, Lavon, Royse City, Sherman, Kyle, and Josephine.

What does “Creating Community” mean?

“Creating Community” is our motto and our measure. It reflects our commitment to building neighborhoods that endure — places designed for the families who will call them home.

What is a finished lot?

A finished lot is a homesite that has been fully developed and is ready for a builder to begin construction — with roads, utilities, drainage, and grading complete. We deliver finished lots so homebuilders can focus on building quality homes.

Do you sell homes directly to buyers?

S2 Land Development develops the land and delivers finished lots to homebuilders, who then build and sell the homes. If you’re interested in a home in one of our communities, we’re happy to point you toward the builders active there.

How do I know which communities are available?

Our communities page lists every neighborhood by status — on the market, under development, in planning, and completed. Contact us for the latest availability.

Do you offer commercial tracts?

Yes. We offer select commercial tracts and land for sale alongside our master-planned communities. Contact us for details.
